Land North of Burdon Lane, Ryhope

Sunderland

Status: Approval pending

Application Type: Detailed Planning Application

Proposal

Story Homes has submitted detailed proposals to build 138 high quality new homes as part of proposals for a wider development of approximately 1,000 new homes, retail provision, sports and recreation facilities, community uses and open space on land north of Burdon Lane in Ryhope. We are pleased to confirm that our detailed planning application was approved at a planning committee meeting with Sunderland City Council on Monday 29 March, subject to signing of the s106 agreement. Along with housebuilders Taylor Wimpey and Persimmon, Story Homes worked with a suite of consultants to develop the proposals. The proposals would create a sustainable and integrated development that would make an important contribution to Sunderland’s housing supply. The proposed development would deliver a mix of house types of which 10% will be affordable. This site is proposed for such uses in Sunderland City Council’s South Sunderland Growth Area Supplementary Planning Document, which was subject to public consultation in the summer of 2017. Full details of the submitted application can be viewed on Sunderland City Councils website using the application reference 19/01497/HY4.

Benefits

  • The site will provide a range of family homes that will help to meet local housing needs, including the potential provision of new affordable homes within the development.
  • Our proposals will include the creation of new open space for the benefit of local people and new residents alike, including public realm and Sustainable Urban Drainage Systems (SUDS).
  • Our proposals will deliver any necessary highways works, with the detailed design and timescales for implementation to be agreed with the highways authority. This includes financial contributions towards the completion of the Ryhope/Doxford Park Link Road.
  • Our proposals will create new retail opportunities and support existing local businesses. They will help create additional employment through new opportunities for local sub-contractors and the supply chain.
  • Our proposals will deliver energy efficient homes and will include measures to help reduce reliance on private vehicles - including financial contributions towards public transport and subsidised bus services.
  • Land is being provided within the site to facilitate the provision of community uses including contributions towards education facilities, allotments and sport and recreation facilities.
